Before booking a Check In landlords and property managers need to make sure that the property is completely ready and that any cleaning, decorating or other work planned has been done before we go to compile the Inventory. All furniture and any other items to be included in the Tenancy need to be present and, by Law, must meet the current applicable Fire Safety Regulations, including installing smoke alarms and Co2 detectors where necessary
We ask that Landlords provide locations and serial numbers of all meters, especially if they are not immediately obvious, in order for us to ensure we get the correct meter readings.
Put simply, the property and any other items you are including need to be in the condition that the Tenant will receive them in. If this is done you will benefit from a detailed and most importantly accurate Inventory Report.
24 hours notice must be given if a booking needs to be cancelled or rearranged or if we are unable to gain access at the allotted time.
When booking a Check-Out Report, the Tenant must have moved out of the property together with all of their belongings. All cleaning required under the terms of the Tenancy Agreement must have been completed prior to the time we are due to visit the property, failure to do so will incur a cancellation fee.
All items of furniture, pictures etc.. need to be put back in the original location, as noted on check-in, or they will be treated as not seen.
In order to compile a Check-Out Report we will need an original copy of a professionally produced Inventory Report which was signed by the Tenant at the start of their Tenancy.
